Fall Furnace Tune-Up
Michigan winters don't warn you. A tune-up before the first hard freeze catches the small stuff while it's still small — and it's the difference between a scheduled visit and a 2 AM emergency call. Family-owned in Warren since 1979. Licensed, in-house crew — we don't subcontract.
BEFORE THE FIRST HARD FREEZE
The same checklist our maintenance program runs — in one visit.
Nothing gets replaced until you’ve heard the price. Book before the cold sets in and you’re ahead of the rush.

What Happens During a Tune-Up Visit?
One tech, one visit, and you know exactly what was done before we leave.
1. Inspect: We go through the furnace top to bottom — heat exchanger, burners, ignition, blower, filter, ductwork and thermostat.
2. Test and adjust: Gas pressure, combustion air, exhaust flow, limit switches, safety shut-downs and motors are tested and set to your equipment.
3. Safety check: Carbon monoxide protection and every safety control are checked before we call it done.
4. Report: You get a plain-language rundown of what we found. If anything needs attention, you hear the price first — nothing gets replaced without your OK.
Frequently Asked Questions
1. How Long Does a Furnace Tune-Up Take?
Plan on about an hour for a typical residential furnace. Older equipment or a system that has not been serviced in a few years can take longer, and the tech will tell you up front if it will.
2. What Happens If the Tech Finds a Problem?
You hear about it before anything is touched. The tech explains what they found, what it means, and what it would cost to fix. Repairs, replacement parts and humidifier service are always quoted separately, and nothing gets replaced without your OK.
3. Is This the Same as Your Maintenance Program?
Same checklist, one visit. The tune-up is a single fall appointment. The maintenance program covers your equipment year-round on a schedule, so you never have to remember to book it. If you would rather set it and forget it, ask about the program when you call.
4. Do You Tune Up Boilers Too?
Yes. Boilers, hot water and steam systems get the same before-winter attention, and Lakeview holds a Michigan boiler license. Mention that you have a boiler when you call so we send the right tech and block the right amount of time.
